Fixed Price Program FAQ's
Our Fixed Price Program for a custom home build includes complete services from site plan, permits, custom blueprints and dirt work to interior design to final move-in for one fixed price. That means your all-in price will not change so you'll know exactly what your custom home build will cost from raw ground to finished.
Here’s a breakdown of what you can expect:
1. Pre-Construction Phase
Consultation & Planning: Discuss vision, budget, timeline, and feasibility.
Site Selection & Evaluation: Assistance with finding and evaluating land for build suitability.
Architectural & Design Coordination: Working with architects and designers to finalize blueprints, floor plans, and elevations.
Engineering & Permitting: Structural, civil, mechanical, and electrical engineering approvals; obtaining necessary permits.
Budgeting & Cost Estimation: Detailed cost analysis, material selections, and value engineering if needed.
Scheduling: Developing a timeline for each phase of construction.
2. Construction Phase
Site Preparation & Land Development: Clearing land, grading, foundation work, and utility connections.
Foundation & Structural Work: Excavation, pouring foundation, framing, roofing, and exterior walls.
Mechanical Installations: HVAC, plumbing, electrical, insulation, and energy efficiency components.
Interior Finishing: Drywall, flooring, cabinetry, countertops, millwork, painting, lighting, and hardware installation.
Exterior Finishing: Siding, masonry, driveways, landscaping, outdoor structures (patios, decks, pools, etc.).
Custom Features: Smart home technology, security systems, specialty lighting, high-end appliances, custom millwork.
3. Project Management & Oversight
Quality Control: Ensuring all work meets building codes and client expectations.
Subcontractor Management: Hiring, scheduling, and coordinating subcontractors.
Material Procurement & Logistics: Ordering materials, coordinating deliveries, and managing supply chain.
Problem-Solving & Adjustments: Handling unforeseen issues such as delays, weather conditions, or design changes.
4. Inspections & Compliance
City & County Inspections: Coordination with local inspectors for milestone approvals.
Quality Assurance Walkthroughs: Identifying and resolving any defects before final approval.
Final Inspection & Occupancy Permit: Ensuring the home is safe and ready for move-in.
5. Post-Construction Services
Punch List & Final Touch-Ups: Addressing minor fixes and finishing details.
Homeowner Walkthrough & Orientation: Familiarizing with home systems, warranties, and maintenance.
Warranty & Follow-Up: Coverage for workmanship and materials (typically 1-2 years).
Move-In Assistance: Coordination for movers, final cleaning, and transition support.
As you can see, our Full GC Experience takes the stress out of having a custom home built. You will never know of any issues happening because we'll shield you from the common, and uncommon, issues that arise during a custom home build.

After visiting your parcel location and discussing the site plan, we will put together a preliminary build cost based on our 40+ custom home build experience, and give you one final amount. Currently, our fixed price is around $300/sq ft but it depends on the style and complexity of the home, topography of your land, county/city location, as well as your finishes.
Payment Schedule for a Custom Home Build
Deposit / Initial Payment (20%)
Paid upon signing the contract to secure a place on our schedule.
Foundation Phase (15%)
Payment due once excavation, grading, and foundation work is complete and before framing starts.
Framing Phase (20%)
After the framing, roofing, and windows are installed.
Mechanical Systems (15%)
Payment due once the framing inspection passes.
Interior Finishing (20%)
Payment due once the drywall is installed and before cabinetry, paint, flooring and finishes.
Final Payment (10%)
Due at project completion after a final walkthrough, punch list corrections, and framing inspection. The Certificate of Occupancy is withheld until final payment is made.
Change Orders: Any requested changes by the Client must be approved in writing, with additional costs and timeline adjustments documented and paid for at the time of change order signing.
No. This program is for the client looking to be hands-off. After the initial design meeting where cabinets, countertops, flooring, paint colors, faucets, sinks, tile, etc are chosen, you just sit back and relax. We'll take it from there and ensure your vision comes to life.

Schedule a budgeting/design meeting with us by clicking this link. Once we've discussed what your budget is, design wants are and a preliminary cost to build, we'll put together a comprehensive bid for you to sign.
The next step is to accept our custom home build bid and pay your initial deposit of 20% of the build cost. Then we'll send an Onsite Manager to your property to start on the site plan.
