It's simple; choose a floorplan, we'll create a budget based off of it and you provide the money. We'll get all the bids from contractors, schedule the project from permits to final occupancy (including land clearing and development) and manage the budget.

Absolutely! We manage the entire project from permitting and land clearing to meeting with clients for pre-solds, creating the marketing material, scheduling each build and creating each build budget.

If you have certain contractors that you prefer to work with, we will gather their bids for your approval and schedule them to work.

If not, we have contractors that we regularly use that we can get bids from. We'll do what you want. You're the boss!

Our Build to Hold or Sell Program is a discounted price for investors at Cost plus our flat fee of $20K for single family residence, $35K for a duplex and an additional $15K per unit that is 3 or more. That includes all the management you need from blueprint design, submitting for permits, land clearing to final inspection and occupancy permit.

You're the money, and we do the rest!

We require a minimum of 5 properties in order to receive the prices listed above and to use our Build to Hold or Sell program.
