Owner/Builder Program
Two things: markup and control.
Most GCs charge a 20–30% markup on every subcontractor bid. The bigger the home, the bigger the markup.
We charge our cost + a flat $25,000 fee.
No percentage. No padded bids. No incentive for your project to cost more.
We plan, schedule, coordinate trades, track the budget, and keep everything moving — with full transparency. Because we don’t make more when you spend more, we’re focused on protecting your budget.
What we don’t do: enforce jobsite safety, handle cleanup (unless you hire it out), or perform hands-on quality control.
In short:
A GC takes control and charges a percentage.
We manage the process and charge one flat fee.
If you want hands-off, hire a GC.
If you want involvement and serious savings, this program was built for you.
No.
This program is for an engaged homeowners.
You’ll see the real process, including the problems, you "sign-off" on the work, and carry the responsibility. We guide you, answer contractor and supplier questions, and help you solve any problems — but final decisions land with you.
For example,
If a window shows up broken, we’ll help you get it replaced but we’re not inspecting deliveries or enforcing jobsite safety. That responsibility is yours.
County inspections won’t pass construction work that's not to code, but day-to-day oversight and finishes belongs to you, the homeowner.
If you want to hand over total control and liability, pay the extra $100K* and hire a GC.
If you want transparency, involvement, and serious savings, this program is for you.
*Savings depends on size of home, percentage markup from the GC and the finishes you choose.

Tackle any finish work you’re qualified to do, just stick to the schedule we launch for you!
NO!
One of the great parts of our program is that after our budget and design meetings, we guide you to suppliers who provide finishes within your budget. (of course, budget restraints are yours to keep).
We don't require you to choose 1, 2 or 3 when it comes to cabinetry, flooring, lights, tile, etc. You can purchase supplies from anywhere...just bring your budget with you so that you don't go crazy.
For example, if you're at Costco and flooring is on sale, buy it. If you're at the Restore and you see tile that you love on sale, buy it. Simply store it off site until we're ready for it to be installed on the jobsite.
You have options and can purchase finishes from anywhere...some clients make their own cabinets or mill their own countertops. The sky is the limit!
Yes! We will help you fill out all of the permit paperwork necessary for your build.
Absolutely! Ask us for details as to what's included and by whom.
